Tanks end two ways: steel rusts through, the fate of every steel tank eventually, and concrete cracks past sealing or spalls below the waterline. When the vessel itself fails, no baffle or riser fixes it; the tank gets replaced. The encouraging part: a failed tank does not condemn the system. What ends a tank's service:
- Steel's inevitable ending. Steel tanks from past decades rust at the waterline and floor. A rusted-through tank can also become a collapse hazard under the yard, which upgrades replacement from advisable to urgent.
- Structural concrete failure. Cracks below the waterline, spalling walls, a deteriorated top: concrete that leaks groundwater in or effluent out has finished its job.
- Collapse or damage. Vehicles over the tank, root heave, or age finally winning: physical failure with no rebuild path.
- Fatal undersizing. A tank far below the home's needs (or an unpermitted relic like a buried drum 'system') gets replaced with one sized to code rather than nursed.
How a Plumber Diagnoses the Problem
How the swap runs:
- Permit and design check. Tank replacement runs through the local health authority: sizing verified against bedrooms and flow, setbacks confirmed, the permit pulled: the paperwork that keeps the system legal and sellable.
- Pump, excavate, extract. The old tank is pumped dry, excavated and removed, or, where allowed and safer, crushed and filled in place; the choice is jurisdiction and site.
- Set the new vessel. Concrete, polyethylene or fiberglass per site conditions and local approval, on a proper base, with modern baffles or tees, gasketed lids and risers to grade from day one.
- Reconnect and prove. House line in, field line out, joints sealed and inspected; the health authority's final sign-off closes the permit and the project.
Frequently Asked Questions
Can just the tank be replaced without touching the field?
Yes. When the field is healthy, tank replacement is a component swap: the new tank connects to the existing lines and the field never knows. The inspection that condemned the tank should also certify the field, so you replace exactly what failed.
How do I know the tank is failing and not something else?
The vessel's failures are visible with the tank open: rust-through in steel, structural cracks or spalling in concrete, groundwater weeping in, levels that will not hold. Symptoms alone (odors, slow drains) can come from any component, which is why the open-lid look precedes any replacement quote.
Concrete, plastic or fiberglass for the new tank?
All three serve well within local approval lists: concrete for mass and tradition, polyethylene and fiberglass for corrosion immunity and lighter setting. Site access, groundwater and the county's approved list usually decide: the design step, not the showroom.
What happens to the old tank?
It leaves whole, or, where the jurisdiction permits, is pumped, crushed and backfilled in place. What never happens is abandonment as-is: an empty buried vessel is a future sinkhole with paperwork problems.
