A plumbing inspection is a working test, not a walk-through: valves get turned, pressure gets measured, drains get timed, the water heater gets read like a patient chart. The deliverable is a documented picture of the system (what is sound, what is aging, what is quietly failing), sorted by urgency instead of alphabetically.

How a Plumber Diagnoses the Problem
What actually gets tested:
- Pressure, measured. Static and flowing readings at test points: the numbers that reveal PRV drift, restriction and overpressure before symptoms do.
- Valves, operated. The main shutoff and fixture stops are physically turned, the only way to know they will work during the leak they exist for.
- Water heater, read. Age from the serial plate, anode and sediment indicators, relief valve test, venting on gas units, expansion control on closed systems.
- Drainage, timed. Fixture drain speeds, gurgle and odor checks, visible waste piping condition, with a camera inspection recommended (not padded in) where the sewer's age or symptoms justify it.
- The quiet failure points. Supply hoses, toilet internals (dye test), traps, caulking, visible corrosion, past-repair archaeology: where tomorrow's claims are born.

What does a whole-home plumbing inspection include?

Can you inspect pipes inside walls?
Directly, no. Honestly, nobody can without opening them. What an inspection reads are the endpoints and evidence: material at the exposed runs, pressure behavior, meter movement, staining and moisture signs. Where those signals disagree with the walls' silence, targeted detection is the next step, named as such.
Does the inspection include a sewer camera?
As a recommended add-on where it earns its cost: older homes, mature trees, backup history or a purchase decision. Bundling it into every inspection would pad bills; skipping it where risk is real would miss the most expensive findings. The report says which case yours is.
What happens if problems are found?
They get documented with photos and placed in the fix-now, plan-for and noted buckets. You decide what to act on and when; quotes for repairs are separate. An inspection that converts every finding into an on-the-spot sale was not an inspection.
